1 Challenge

110 Bishopsgate comprises of 440,869 sq ft of Grade A office space over 36 floors and includes a 70,000 litre aquarium – the largest in Europe. The team needed a robust system that could handle the multiple moving parts of running this large Tier 1 asset while ensuring all team members, stakeholders and tenants were in the loop about important building updates.

2 Solution

Through our consultation period, we devised a platform and app that could operate at scale and ensure the large team were able to work off a single system. This include modules such as:

  • Visitor management system, logging nearly 5,000 visitors every month and 200 visitors a day
  • Helpdesk solution, processing 350 tickets a month regarding maintenance, engineering and cleaning works
  • Loading bay bookings, managing 930 bookings in a month for 24-hour operation
  • Digital forms, with 70 submissions every month from the team
  • Document storage, centralising important information about the building, aquarium and permits for work
  • Announcements, promoting exciting events for tenants to engage with
  • Arranging regular pop-up events with independent local businesses for positive community engagement
  • Organising a charity initiative every quarter. Some include blood donation for the NHS, litter picking along the River Thames and Wrap It Up London which donates winter clothes to the homeless

Digital content streaming is also included. This highly visual and modern way of displaying exciting updates on screens across the building is key to improving communication with tenants. To encourage app registrations, we now arrange annual digital activities across our platform and app, such as an Easter egg hunt or Halloween pumpkin hunt to win a special prize. Our in-house design team handles the creative process, often including QR codes on displays for easy event sign ups or even getting tenants to submit photos of their pets for a fun animated collage for Love Your Pet Day.

3 Result

In future, Locale will help with social media management of the building’s LinkedIn and Instagram accounts to reach new audiences and engage with the current tenants. With monthly activity performances, we can ensure there is always a regular pulse of exciting activity and that our system is working hard to ensure the smooth running of everyday operations.
